Asked Questions.
What is a general contractor?
A general contractor is responsible for the day-to-day oversight of a construction site, management of vendors and trades, and the communication of information to all involved parties throughout the course of a building project.
What types of clients do you typically work with?
Ellipsis Construction works with commercial clients only. That includes — but isn’t limited to — building owners, building managers, developers, tenants, business owners, business managers, and government groups.
What types of projects do you work on?
We take on commercial projects across the full range of property types — including office, hospitality, education, sports and athletic facilities, aviation, life sciences, food & beverage, and retail. See Who We Serve for how we approach each one, or browse recent work.
Do I need to obtain permits? If so, what permits do I need?
In Colorado it varies by county, but TI permits are required for almost all commercial projects — even when no structural changes are happening. Beyond the TI permit, MEP permits are usually required unless you’re only swapping trim pieces. We handle the permitting workflow and coordinate with the AHJ on your behalf.
Do you provide a work guarantee or maintenance services after the project is completed?
Yes. Warranties are included on installed work, and post-handoff maintenance is included where it’s part of the warranty. Specifics get nailed down in the contract for each project.
Are you insured?
Yes. Ellipsis Construction carries the insurance you’d expect from a commercial GC — General Liability and bonds where required by the client.
Are you licensed?
Yes. Ellipsis Construction is a General Contractor Class A licensed GC — the highest class of commercial general contractor licensing in Colorado.
How would I know when I should hire a general contractor?
When you have a commercial space you want to develop, build out, renovate, or restore — that’s the moment a GC adds value. We can help scope and budget even before you’ve finished design.
How do I request project estimates?
Use the form at the top of this page (or book a quick intro call) and include as much information as you have — floor plans help. We’ll coordinate a site visit or in-person meeting to fill in any gaps.
What can I expect during a project?
Tenant Improvement projects move fast — expect a lot of communication and a lot of decision-making, especially around finishes. We over-communicate on schedule, change orders, and trade coordination so you’re never surprised.
What are the qualifications of the trades that perform work on your projects?
Our trade partners are vetted — they’re licensed, insured, bonded where required, and have a track record on commercial work with us. They work safely and efficiently because they know our standards before they ever step on a job site. Want to join them?
What is the process for making changes to a project?
During contract setup we lock in the change-order procedure — who can authorize what, on what timeline, with what approvals. Every client has different preferences (and different stakeholders), so we tailor the process to fit your operations and the contract type for the project.
Will someone be available on-site to manage the project?
Yes. Projects are managed on-site by the Ellipsis team alongside our trade partners. You’ll have a primary point of contact from preconstruction through closeout — no handoffs to people you’ve never met.
